A plain-English guide to drone roof surveys: what they capture, how we fly them, what they can and can't tell you, and why they're now a standard part of every Ronald G Graham survey.

How drone roof surveys work — and why we use them on almost every job

The short answer: a drone lets us inspect every part of your roof, in detail, without scaffolding, ladders or anyone walking on fragile slates. It’s faster, safer and — for a lot of problems — gives us a clearer picture than standing next to it. Here’s exactly how it works, what it tells us, and what it doesn’t.

We’ve been doing roof surveys in Edinburgh and the Lothians for over forty years, and the introduction of survey drones is one of the few genuine changes in how we work. Not because the fundamentals of roofing changed, but because getting a clear, unobstructed view of a whole roof — quickly, safely, and without a day’s worth of scaffold — used to be genuinely hard. On a tall tenement or a large commercial building it sometimes wasn’t practical at all.

What the drone actually captures

A modern survey drone shoots high-resolution stills and 4K video. That sounds like marketing language, but it means something specific in practice: we can zoom into a single slate, read whether the nail fixing is corroded, see whether a piece of lead flashing has lifted by three millimetres, and inspect the pointed mortar around a chimney head in detail.

The things we’re looking for from the air:

  • Slipped, cracked or missing slates. One or two is a repair; slates slipping in multiple places across the roof usually points to nail sickness — the fixings corroding wholesale beneath the surface.
  • Lead flashings and soakers. Around chimneys, in valleys and at abutments. This is where most leaks start, and a hairline crack in a piece of lead can track water for years before it shows inside.
  • Ridge and hip bedding. Mortar that’s cracking or has already gone. Loose ridge or hip tiles are a common Edinburgh problem after hard winters.
  • Chimney heads and flaunching. The cement cap on top of a chimney deteriorates faster than most homeowners realise, and it’s exactly the kind of thing that’s painful to inspect from a ladder on a tall building.
  • Valley gutters. Hidden debris and failed lead in valleys are a frequent source of internal damp that takes a while to trace.
  • External gutters, downpipes, soffits and fascias. While we’re up there we look at the drainage and edge details too.

The resolution matters as much as the coverage. From a drone at the right altitude we see things more clearly than we would standing at arm’s length from a ladder — because we’re directly above them, not at an angle from the side.

How we actually fly it

There’s a process behind each survey, and it’s worth understanding because it’s why we don’t just turn up and press go.

1. Pre-flight check

Before anything flies, we check airspace. Edinburgh Airport matters across much of the Lothians — parts of the city and a lot of EH postcodes fall within controlled airspace where a flight plan or notification is required. We also check for overhead lines, busy roads and closes, and neighbouring properties.

2. Weather window

A drone survey done in the wrong conditions is a wasted day. We monitor the forecast and pick a window with dry conditions and low to moderate wind. A gusty flight produces blurry footage that’s no use to anyone, and a drone in heavy rain isn’t flying at all. Edinburgh’s weather means we sometimes need to reschedule — but that’s always better than a bad survey.

3. The flight

We cover the whole roof systematically, then close in on anything that looks wrong. If there are multiple aspects or sections we work through them one by one. On a typical Edinburgh semi-detached or villa this takes fifteen to twenty minutes; on a larger commercial building or a long tenement run it takes longer.

4. Review on the day

Where possible, we go through what we’ve found with you on site before we leave. Seeing the footage in real time, zoomed in on an actual problem on your actual roof, tends to answer most questions on the spot.

5. Written report and quote

You get a photo report you keep — not a verbal summary. If work is needed, it comes with a separate, itemised written quote and no obligation to proceed. The imagery is yours to use however you need, including for insurance claims or disputes with co-owners on a shared roof.

Where a drone survey makes the biggest difference

A drone is useful on almost any residential roof survey. But there are specific situations where it goes from useful to essential:

Tall tenements and mansard buildings. Edinburgh’s B-listed four-storey tenements are among the hardest roofs to inspect traditionally. The cost and disruption of erecting scaffold just to have a look is significant. A drone gets there in minutes and gives a better view.

Shared roofs and statutory notice disputes. When multiple owners share a roof and can’t agree on its condition, dated, high-resolution aerial imagery of every section is hard to argue with. It gives everyone a common factual baseline before the conversation about costs begins. Heritage and listed buildings. Getting access to a heritage roof to inspect it is often restricted. A drone can inspect without touching and provide detailed records of condition at a point in time, which is useful for planning applications and maintenance histories.

Pre-purchase surveys. A standard homebuyer report rarely goes anywhere near the roof in detail. A drone survey done before you exchange gives you an honest picture of what you’re actually buying — and if there’s a problem, you find out before it’s your problem.

Insurance and storm-damage claims. If a storm has damaged your roof, dated aerial imagery of the affected areas is strong supporting evidence. Our guide on roof insurance claims explains how to use the report and what insurers typically need.

Large or complex commercial roofs. Any flat or pitched commercial roof where walking across it to inspect would be slow, disruptive and potentially damaging to the membrane can be covered by drone instead.

What the drone can’t do

I want to be straight about this, because a drone is a camera and not a surveyor’s hands.

It can’t sound out timber. Tap-testing for rot or soft spots in rafters and sarking requires contact. If we suspect hidden timber damage — from the drone imagery or from what you’ve described — we say so, and we find a way to get closer.

It can’t lift a slate. The felt and battens underneath, and the condition of the fixings holding the slate, aren’t visible from the air. For most faults this doesn’t matter, because the problem is visible from above. But if the question is specifically “are the nails going across the whole roof?” — the most common reason a roof needs re-slating in Edinburgh — that’s a question the drone raises but can’t answer definitively on its own.

It can’t do the repair. The drone changes how we survey; it doesn’t change how we work. Once work is agreed, we put up proper scaffolding, take our time, and do it right. You can read more about how we approach that in our roof repair and maintenance service.

How it fits into a full survey

A drone survey is one part of what we do, not the whole thing. A complete survey typically involves:

  1. A ground-level look at the property, walls and drainage before the drone goes up.
  2. The drone flight covering the whole roof and all visible details.
  3. A walkthrough of the footage with you on site, or a written report if you’re not there.
  4. An itemised written quote for anything that needs attention.

How much does a drone roof survey cost?

Nothing. A drone survey is part of our free, no-obligation survey service. We don't charge to fly the roof, capture the imagery and talk you through what we find. If the survey shows work is needed we give you a separate, itemised written quote — and there's no obligation to go ahead.

Is a drone survey as accurate as climbing the roof?

For inspection and diagnosis, yes — and in some ways better. A modern survey drone shoots stills and 4K video sharp enough to zoom in on an individual slate nail, and it reaches the centre of a large or steep roof that's awkward or impossible to physically access from a ladder. Where work then goes ahead, we still set up proper scaffolding and access to carry it out safely.

Do I need to be there for the survey?

It helps, but it's not essential. When you're on site we can show you the footage in real time, which most people find reassuring. If you can't make it we record everything and include it in the written report, so you still get the full picture.

Will a drone survey help with a house purchase or insurance claim?

Very much so. Buyers use a drone survey to check a roof's true condition before committing — something a standard homebuyer report often glosses over. Can you fly a drone over an Edinburgh tenement or city-centre roof?

Yes — and that's where drones earn their keep. Tall tenements, mansard and shared roofs are difficult and expensive to scaffold just to inspect. What weather do you need to fly?

Dry conditions and low to moderate wind. Heavy rain and strong gusts ground the drone — in Edinburgh that sometimes means picking our day. We monitor the forecast and book a window that gives clear, stable imagery, so you get a survey worth relying on rather than a rushed one.

Will someone still need to go on the roof?

For the survey, no. For the actual repair, yes — every job we do uses properly erected scaffolding or a suitable access platform. The drone changes how we inspect; it doesn't change how we work safely at height.

What can a drone not tell you?

A drone is a camera, not a surveyor's hand. It can't sound out timber for rot, lift a slate to check the felt and battens underneath, or probe a chimney head for hidden voids.
