Re-roofing & new roofs

Re-roofing is the full renewal of a roof that's past repair — stripping the old covering and re-laying slate, tile or a flat system with new fixings, membrane, battens, lead and timbers as needed, for decades of life.

Re-roofing and new roofs

When a roof has reached the end of its life

A roof reaches the point of renewal when the problems stop being isolated — slates slipping all over (old iron nails failing, "nail sickness"), a sagging line, repeated leaks that won't stay fixed, or widespread damp in the loft. At that stage a re-roof is better value than chasing one repair after another. We survey first and tell you honestly whether you're there yet.

A re-roof isn't just a new covering. We renew the things that actually fail — the nails and fixings, a breathable membrane, new battens, fresh lead flashings and any timber or sarking repairs the roof needs — so the whole roof is sound, not just the surface.

Re-slate or full replacement

Where the slate itself is still good — common with quality Scottish, Welsh and Spanish slate — a re-slate re-lays the existing or salvaged slate with everything new underneath. It's the right answer in conservation areas and on listed buildings, and it restores the roof for a fraction of a full replacement. Where the covering is spent, a full re-roof in new slate, tile or a modern flat system is the call. Read more on how long a slate roof lasts.

FAQs

Common questions

How much does a new roof cost?

As a 2026 guide, a full re-roof in Scotland runs roughly £100–£250 per m² depending on the covering — natural slate at the top, tile and flat systems lower. For a typical Edinburgh semi that's usually around £9,000–£18,000 including scaffolding. The exact figure depends on the slate, the state of the timbers and access, which is what a free survey establishes. Try the roof cost calculator for an instant range.

Do I need a full re-roof, or just a repair?

If problems are isolated, it's a repair. If slates are slipping across the whole roof — usually old nails failing, called nail sickness — or there's widespread damp, sagging or repeated leaks, a re-roof or re-slate is the sensible call. We survey and tell you honestly which you need.

What's the difference between a re-roof and a re-slate?

A re-slate re-lays your existing or salvaged natural slate with new nails, membrane, battens and lead — ideal for conservation areas and where the slate is still sound. A re-roof is a full strip and new covering. Re-slating often restores a roof for far less than a full replacement, and we'll tell you when it's an option.

How long does a re-roof take?

Most domestic re-roofs take one to three weeks depending on size, access and weather. We give a clear timescale at survey, keep the roof watertight every night, and keep you updated with photos as the work progresses.

How long will a new roof last?

A new natural slate roof in Scotland can last 80–150+ years; modern tile and flat systems 25–60 years depending on the material. It's usually the fixings, lead and timbers that need attention before the covering, which is why we renew the lot rather than just the slate.

Will a new roof be disruptive?

We keep it manageable — proper scaffolding and edge protection, the roof watertight every night, the site tidied daily, and the work phased so you're affected as little as possible. For occupied and shared buildings we plan access and timing up front.
