Roof repairs

Roof repair is the diagnosis and fixing of faults that let water in — slipped or cracked slates, failed lead flashings, leaking valleys, worn pointing and storm damage — restoring the roof without a full replacement.

Roof repairs

We find the fault, then fix it

Most roof leaks aren't where the damp shows up inside — water tracks along timbers and reappears metres away. So we start by tracing the leak back to its real source: a slipped or cracked slate, a failed lead flashing or soaker, a leaking valley, worn ridge pointing, or a blocked or split gutter. Then we fix that, properly, rather than smearing sealant over a guess.

Most repairs are straightforward when they're caught early — which is exactly why a small repair done now is the cheapest roof work there is. Left alone, a single slipped slate lets water into the timbers and turns a £200 fix into a structural one.

What we repair

  • Slipped, cracked, broken and missing slates and tiles
  • Lead flashings, soakers, valleys and box gutters
  • Ridge and hip re-bedding and re-pointing
  • Chimney leadwork and flaunching
  • Flat-roof splits, blisters and failed upstands
  • Gutter, fascia and soffit faults
  • Storm and wind damage — make-safe and permanent repair
  • Leak tracing and damp investigation

Honest about repair vs replace

If your roof can be repaired, we'll repair it. If a survey shows the fixings are failing across the whole roof — slates slipping in several places, widespread damp — we'll tell you straight and talk through a re-roof or re-slate, but the decision is always yours. For an active leak right now, see emergency roof repair; otherwise book a free survey or run a free AI roof report to get a feel for what you're dealing with.

FAQs

Common questions

How much does a roof repair cost?

Most domestic roof repairs run from a few hundred pounds for something like a slipped slate or a single flashing, up to a few thousand for larger or access-heavy work. The honest answer is that it depends on what's actually wrong, the access and the materials — which is why we survey first and give a fixed written price before any work starts. There's never a charge for the survey.

Can you find a leak even if you can't see where it's coming in?

Yes — tracing leaks is a big part of what we do. Water often travels along timbers and shows up metres from where it's getting in. We work back from the damp inside to the actual fault on the roof — a slipped slate, failed lead flashing, a blocked or split gutter, or worn pointing — rather than guessing.

Do you do small repairs, or only big jobs?

Both. We'll happily sort a single slipped slate or a leaking flashing — small repairs done properly stop small problems becoming expensive ones. If a survey shows the roof is past repair, we'll tell you honestly and talk through a re-roof, but we never push the bigger job.

How quickly can you come out?

For an active leak or storm damage we aim to get to you fast — our 24-hour line is answered every day of the year. For non-urgent repairs we'll book a free survey at a time that suits and give you a clear timescale.

Will my repair be guaranteed?

Yes — we guarantee our workmanship on valid repairs. Some isolated slate repairs can't be guaranteed where surrounding fixings may fail separately, and we'll always explain that up front rather than after the fact.

What are the common signs my roof needs repair?

Slipped, cracked or missing slates; damp patches or water stains on top-floor ceilings; slate or mortar debris in the gutters; lifting or cracked lead around chimneys and valleys; and daylight visible in the loft. Our guide on signs your roof needs attention covers them all.
